What is a Site Plan?

A site plan is a tool used to manage the overall layout of a lot, regulating a wide variety of possible features of a building project, such as the intended location of the building, driveway, fencing, landscaping, utilities, public or private services, etc. These technical drawings are accurate and to scale and are used to accompany site plan applications. They form part of a site plan agreement with a municipality.

Planning Reports for Proposed Change of Use

A planning report prepared by a qualified professional planner is often required to support a planning application. A planning report is a professional planner’s opinion that what is being proposed in the application is good planning and conforms with the official plan and other policies in effect—simply put, it’s a rationale for the proposed change.
