The division of land into a small number of parcels or lots, for the purpose of selling part of your land, mortgaging part of the property, or altering any tenancy agreement, is referred to as a land severance or a consent. The consent process can also be used to undertake an addition onto a parcel of land, or to create a right of way or easement for a property. Planners take many important aspects into consideration such as land use compatibility, woodland conservation, entrance policies, local and provincial planning policies and natural heritage constraints. When obtaining consent to sever land, we will also submit minor variance proposals to the municipal planning committee for you, thus reducing the administrative burden and maximizing the value of your assets.
